Silver Property Management Service

Our Silver Property management service includes the items below. At contract signature, we perform a walk of the property, with the owner and report any existing conditions.

Bi-Weekly property visit

Doors & Window inspections – We will walk the property inside and out ensuring all windows and doors are secured and that no leaks are visibly present.
Perimeter walk for single family homes – We will walk the perimeter and visually inspect all fences and gates ensuring they are in a good state of repair and no recent damage has occured.
Storm Checks – Should we have a hurricane or sever storm we will visit the property as an adhoc visit and inspect for damage.
Water leaks, structural damage – We will inspect all appliances and ensure we do not have any leaks or damage
Check for visual signs of mold and mildew – Visual inspection of walls and ceilings looking for any mold or mildew
Visual inspection for insects/rodents – Some insects are unavoidable but we still want to make sure they are kept away wherever possible

Gold Property Management Service

Gold Property Management service includes all the Silver services and the following features.

Weekly Property visits

Check pool & landscape – We will ensure the pool has sufficient water and that the pump is running as per the defined schedule, we will also report on the condition and contact you & your pool company for any remediation.
Irrigation test – Monthly we will perform an irrigation test, turning on all zones and ensuing that everything is functioning as expected.
Collect mail and remove flyers – We will collect any mail from the box and pick up any flyers and place them inside the property
Check Lighting and Electric panel – Lights will be turned on and any failures reported, replacement on request. Electric panel will be visually expected in case any circuit has tripped out.
Monitor Thermostats & Hot Water – Ensure all thermostats are at the desired setting and A/C is working. If water is on we will ensure is is still running hot.
Run faucets and flush toilets – If the water is on we will run all faucets and flush the toilets.
Replace A/C Filters – Replace A/C Filters as required

Additional Services

We offer the following additional services based on a time and material basis.

Contractor Supervision – If contractors need to attend the property we will remain at the property and supervise the work being carried out, we will not be responsible for the signing off of any major construction.

Mail Forwarding – Should you require any mail forwarded on we can arrange that for you, this is ideal when a letter arrives unexpectedly and you need to get it before you return, for stand mail forwarding we would recommence speaking to USPS.

Welcome Packages – Should you or your friends be visiting the property we will assist in providing basic groceries, from publics, to avoid you having to run to the shops as soon as you arrive.

Property Cleaning – Preparing the property for the arrival of yourselves or your guests, this will involve basic cleaning and will not involve the preparing of beds etc.
